One critical point discussed at the 1st public meeting was the discussion regarding the necessity for commercial/retail stores in the South Side (SS). With an established, yet not flourishing, downtown district (Belleville), is there a need for new commercial/retail development in the SS or should redevelopment/revitalization of Belleville be a central part of the Van Buren Township plan for the SS?

What type of commercial, industrial, or retail would be acceptable to this area? Reminder, we are talking specifically about Sumper/Hull and Sumpter/Bemis. The Kroger Store issue keeps coming up, and folks are forgetting that this will be a STRIP MALL development. Kroger DOES HAVE PLANS to put a store in South VBT. Also, Wally-Mart has plans to expand into a SUPER WALLY with 1-2 years. Common knowledge, if you inquire in the right places, not at VBT Hall. Will retail flourish in the SS? The North Belleville Rd IS the business center of VBT. Wally will draw customers from a larger area than is recognized by most folks. You cannot just build it and they will come. Notice papered over store fronts in current strip malls in our area. Our small city will struggle even more with the increased businesses on the north side. The traffic through the city will be nore congested, also. Sadly, we must protect our "Quality of Life" to the best of our abilities.

big box retail will DEVASTATE the rural ss . we have big commercial at the north side, why do we need more on ss

You are correct. The Residents understand that development is going to take place. However, we want this development to be in accordance with the curent South Side standards. Large lot size, no detention ponds on the road way, no backward facing houses, no PRD's no Commercial, and all new construction will be with the "Aesthetics and Characteristics", that is now observed. NO CUTTING OF MATURE TREES. We need you help, Joe
