There is a regular Planning Commission scheduled for this Wednesday Nite at VBT Hall at 7:30PM. As of 9:30AM today, an agenda has not been posted. However, I had a couple of Great Residents from the South Side, specificially at the corner of Hull/Sumpter, saying they received a letter from VBT stating that the Gas Station at the cormer of Hull/Sumpter is up for rezoning from Commercial (C) local business, to Commercial 1 (C1) General Business. The C1 will allow expansion to selling food and a hot food business. The residents also stated that there was a possible expansion included in the change. The residents were under the impression our opinions and statements during the SS Master Plan Update were "No Commercial" in the South Side. and the belief is this should not include expansion of current business. Also, I am curious why the agenda has not been posted on the VBT Planning Commission web-site. If you have any interest in how the SS developes, you should attend this meeting, and express your opinion. Paul

THE FIRE STATION IS BEING BUILD ACROSS THE STREET, IS IT FAIR THERE IS A NEW BUILDING ON ONE CORNER , BUT THE OTHER CORNER IS A 1970 BUILDING.

I AGREE WITH YOU PAUL, NO COMMERCIAL ON SS ESPICALLY BIG BOX. MY THING IS WHY NOT HELP EXISTING BUSINESS IF THEY NEED IT. ESPICALLY IF THEY BEEN THERE BEFORE THERE SINCE 1970. IS IT FAIR, AFTER SERVING THE SS COMMUNITY FOR SO LONG.

Joe I sypathize with you entirely. I also understand your predicament. The issue in not with your store, it is with the zoning. The new Fire Station will be on the North side of Hull in a different zoning district. A school district is not restricted by the township zoning laws, and can build almost anywhere the school board chooses. Also, if yor recall, the Kroger Shopping Mall has been turned down for the same reason, zoning issues. as that mall will be south of Hull. There is a small machine shop down the road from us that is facing the same issue. The shop has been in an agricultural zone since about 1950. and cannot expand, due to zoning issues. The shop is grandfathered, but cannot expand. The South Side has been declared as a "no sewers zone", also. If the township allows a single business to change the zoning, then the entire area will be open to zoning changes. I cannot legally sell fresh produce in my front yard I grow in my garden, but the gentleman across the road can. Does not make sense, does it. It all has to do with zoning. I would like to process deer in my garage to make extra money, but that is not legally allowable. Again, I want to see every young business person be successful, and wish you could improve your store under the current zoning. I do not believe anyone wants to see big box commercial on the South Side. As long as the zoning does not change, your store will be the only gas station from Belleville to Sumpter, so the competition will be minimal, and if the zoning changes, you can expand, but it will also allow competition, as other gas stations can be built. Being a small business person is very tough in the current economic climate. I know that from experience.

i agree with you about the zoning issue.but now let me tell the real issue.in 2000 vbt done a master plan update, they reamended the zoning for gas stations from c to c1 zoning. the amended all except the clark station, i ask why and they said it was over looked.you can read the minutes in the june 2005 agenda.in reality i shouldn't be trying to change zoning if this was done in the first place(20000). this gas station has been serving the ss community since 1970.we are a community driven small business, working with the local community as much as we can.i been here since june 2003 and i love this part of town. all i want to due is modify the building and makeing safer for employees and costumers. thanks for the reply.
